Choosing a Service Format That Actually Fits

When a logistics operator approaches us about a new distribution center, the first conversation rarely starts with structural calculations. It starts with a question about how we work: whether we deliver a complete package of planos técnicos, whether we handle the análisis estructural as a standalone service, or whether we join the project at a later stage when the architectural layout is already defined.

There is no single answer that works for every project. The right format depends on where the client stands in their own process, what internal resources they have, and how much certainty they need before committing to a construction schedule. Over the years we have seen the same building program approached in three different ways, and each one made sense for a different reason.

Full technical documentation from scratch

Some clients arrive with only a feasibility study and a land survey. They need the entire engineering package: structural layout, foundation design, load calculations, and the full set of planos técnicos for the building permit. This is the most common format for companies that do not have an in-house engineering team and prefer to hand over a complete, coordinated set of documents to their contractor.

The advantage is control. Because we define the structural grid and the foundation system from the beginning, we can optimize the layout for the specific soil conditions and the intended racking loads. The tradeoff is that this format requires more lead time before construction starts, and the client needs to be comfortable with a design that is developed in stages rather than delivered all at once.

Structural analysis as a verification layer

Other clients come with a preliminary design prepared by an architect or a foreign engineering firm. They do not need us to start from zero; they need an independent análisis estructural that verifies whether the proposed system works under local conditions, including seismic requirements and wind loads that may not have been considered in the original design.

This format is faster and more focused. We review the existing drawings, run the calculations, and issue a technical report with specific recommendations. Sometimes the conclusion is that the design is sound with minor adjustments. Other times we identify a critical issue, such as insufficient bracing in the mezzanine area or a foundation depth that does not match the soil report, and we provide the corrected details.

Advisory support during execution

The third format is the least defined but often the most valuable. The client has a complete design, a contractor, and a construction schedule, but they want an engineering partner on call to answer questions as they arise. This might involve reviewing shop drawings, responding to a request for a load capacity change, or visiting the site when the contractor encounters an unexpected condition.

This works well for clients who have their own project management team and simply need technical backup. It is also the format that requires the clearest communication, because the scope can drift if we do not agree upfront on what counts as a consultation and what counts as a new design task.

How to decide

Start by listing what you already have: a land survey, a preliminary layout, a contractor, a construction permit. Then identify the single point where the project could fail if the engineering is not correct. That point usually determines the format. If the risk is in the foundation, you need a full design. If the risk is in the connection details, a verification layer may be enough. If the risk is in execution, advisory support gives you the flexibility to respond.
